Unveiling Archer Towers II: A 400-Unit Residential Haven in Jamaica, Queens (2026)

Exciting new visuals have emerged for the Archer Towers II project, a 22-story residential building set to rise in the bustling area of downtown Jamaica, Queens. This ambitious development, crafted by the renowned architectural firm Perkins Eastman and spearheaded by BRP Companies, will encompass an impressive 353,000 square feet and provide a total of 400 mixed-income rental apartments. In addition to residential units, the structure will feature 2,164 square feet dedicated to commercial use, as well as 67 parking spaces on-site for residents. The building's strategic location is nestled between 165th Street and Guy Brewer Road, making it a focal point for the community.

The exterior designs showcase a striking view looking west along Archer Avenue, revealing a substantial superstructure that boasts two significant setbacks, creating a tiered effect on the southern side. The façade will be adorned with warm tan paneling interspersed with expansive floor-to-ceiling windows arranged in a grid format over two-story intervals. Brown spandrels will elegantly connect the windows within this grid, enhancing the visual appeal of the narrower southern elevation.

Inside, the lobby promises to impress with its lofty ceilings, stark concrete columns, and generous natural light streaming in, creating an inviting atmosphere for residents and guests alike.

The residential units will come in various layouts, including studios, one-bedroom, and two-bedroom configurations, aimed at individuals earning between 40% to 110% of the area median income (AMI). Notably, 60 units will be designated as OurSpace units, specifically designed for previously homeless families, benefiting from supportive services that cater to their needs.

Residents will enjoy a range of amenities, which are set to include a cozy lounge area, a playroom for children, a fully-equipped fitness center, and a collaborative coworking space where residents can engage in productive activities.

Recently, BRP Companies secured a substantial $303 million construction loan to bring this vision to life. The financing structure comprises tax-exempt bonds issued by the New York City Housing Development Corporation (HDC), a subsidy from the Department of Housing Preservation and Development (HPD), combined with equity from Low-Income Housing Tax Credits. Wells Fargo plays a dual role, providing both the letter of credit and acting as an investor for the tax credit equity.

Andy Cohen, managing director of BRP Companies, emphasized the importance of this project, stating, "As the city grapples with increasing demands for housing, Archer Towers II signifies a pivotal investment in the future of Jamaica and its expanding residential landscape. With this being our fourth venture in the area, it demonstrates our enduring commitment to Jamaica and our confidence in its ongoing growth, ensuring equitable access to quality housing and reinforcing our partnership in the community’s development."

Construction for Archer Towers II is projected to commence in the first quarter of 2026, with an anticipated completion date set for 2028.
